WINTER MAINTENANCE TIPS:

KEEP HEAT AT A REASONABLE TEMPERATURE:

Keep a minimum temperature of 55 degrees Fahrenheit to help prevent the pipes from freezing and bursting.

REVERSE THE CEILING FAN:
Warm air rises so, if possible, reverse ceiling fans.  Especially if you have vaulted ceilings. 

OPEN CABINETS WITH PLUMBING:
This will allow warm air to flow around the pipes when the outside tempurature drops.  

REPLACE AIR FILTERS:
When your air filter is dirty your system has to work tougher to do its job.

CHECK THE CHIMNEY:
Clean and inspect your chimney for any sign of damage or obstruction so it is ready to use.  

KEEP THE LINES FROM FREEZING:
Leave faucets dripping to keep water running through the system when the outside tempurature drops.

DONT FORGET THE OUTSIDE:
Disconnect and drain garden hoses, cover outside faucets with insulating foam covers and turn off the sprinkler system.

PREVENT FALLING BRANCHES:
Check for any weak tree branches/trees that may fall due to high winds or snow accumulation and cause property damage.  Once the snow and ice arrive, brush off limbs and plants to prevent them from breaking due to heavy snow buildup.  

SEAL ALL CRACKS:
Check for gaps or cracks in doors and windows.  This keeps the heat in and the rodents out!

DO NOT TURN OFF THE UTILITIES:  
Even if the property is vacant, you still need to keep the utilities and heat on.  

WINTERIZE:  
If the property is vacant, hire a professional to have the property winterized.
